What is The Place?

The Place is a luxury villa resort at Lipa Noi, Koh Samui. The 20 rai site, which houses 28 homes, all of which have access to the beach and unparallel panoramic views of the 5 islands and restaurant and Angthong National Marine Park. The highest expectations will be fulfilled as The Place and five star services compliment the resort's position as a must buy location. Full service management by an international hotel/resort operator ensures ease of rental bookings, quality maintenance and complete servicing of facilities for club, spa and restaurant.


Why is The Place a good investment?
The Place is a good investment because Koh Samui as an island has an increasing infrastructure, new airport, new marina and an abundance of leisure activities. Koh Samui is still going through a transition from backpacker resort to high quality tourist, permanent residence and holiday home destination.

We are able to offer a project of high quality in an up and coming location to maximize our client's investment. Our development offers over average size plots with five star facilities and management. Our villas are under market value due to the fact that we have not as yet committed ourselves to large marketing budgets and construction is just beginning. How is the land registered?
In Thailand there are three kinds of Land Titles :

1. Chanote is a plot that is GPS plotted and marked with numbers against the National Survey Grid and has an exact unquestionable boundary.

2. Nor Sor Sam Gor is a plot that is cross referenced to master survey of the area. This can be marked out but until gone through the process to become
    Chanote is not exact.

3. Nor Sor Sam is measured only in relation to its neighboring plots so is obviously less accurate than the above two.

At The Place all villa plots will be sold with chanote land title.


How do I transfer funds to Thailand to achieve the best exchange rate?
When transferring funds it is always advisable to transfer in your own currency and convert to Baht in Thailand. Your lawyer will advise and assist you with obtaining Thor Tor Sam which is a document that allows this transaction to take place void any taxation (usually 15%).


Is it possible to own a Thai property on freehold basis?
It is possible to own on a freehold or leasehold basis. The only way you can own a Thai property on a freehold basis is to set up a company structure. This procedure is totally legal and should be arranged by your lawyer. The Place would be pleased to recommend a law firm for your assistance. Leasehold works on a thirty year renewable system your lawyer can advise.


Will I be liable to capital gains/inheritance tax on my investment?
If you have a company structure you will not be liable to capital gains or inheritance tax. If your property is leasehold you are liable to capital gains tax. Capital gains tax starts at 30 percent and rises depending on the level of gain.


What fees will I incur in the initial purchase process?
Company set up costs of between 30,000 - 40,000 bahtClosing costs of 2-3% of purchase price.


What would be my annual running costs?

Your annual running cost of the company structure is @ 20-40,000 baht per year. The community fees for The Place will not be finalized until completion but as a guide you can expect to be paying @ 4,000 baht per month. Can I make alterations to my villa and how long will it take to construct?
Because you are purchasing at an early stage of construction changes can be made but would be charged accordingly, The construction period is set for 18 months but we envisage an earlier completion.
